Marketing Your Property

This marketing tool calls attention to your property 24 hours a day. In addition to appealing to prospective home buyers, the yard sign attracts the attention of those who know prospective home buyers such as neighbors, service people, passersby, and members of the real estate profession. Over 1/3 of buyers report finding their new home because of a yard sign. Our distinctive yard signs do more than advertise your home, they promise excellent service. Our sign will have Megan’s cell phone number so that she is easily accessible to potential buyers and their agents.

Pricing Consultation
One of the most critical aspects of marketing your home is accurate pricing. Even in a strong market, over-priced homes don’t sell. Megan will provide a customized market analysis after meeting with you and touring your home. This analysis will include not only properties that have recently sold in your area, but those that did NOT sell, and those that are currently for sale.

Internet advertising is so important! Rather than those stale “virtual tours” which simply string still photos together, Megan’s marketing plan includes a videographer to produce an actual video. This allows the buyer to truly experience what it is like to live in your home!

MLS Services
Information on your property will be quickly and accurately disseminated via internet to local real estate companies who are members of our Multiple Listing Service. This provides a base, but we know that data gets lost or overlooked unless we use additional marketing as special reinforcement. Being “active “on the MLS means that your house is officially on the market!

Tools and Resources

Megan’s team and Parks utilize an online transaction management service called “Dotloop”. This system allows for you to sign documents on your devices in an instant. You will also have access to the documents involved with your transaction at all times within your personal account.

Appointments to preview or view your property will be scheduled as appropriate. With the extreme demands on the time of agents and prospective homebuyers today, the easy access to your property afforded by a lockbox greatly enhances viewing opportunities and keeps your property high on associates’ show list.

Parks offers an automated showing appointment service to our sellers through Showing Time. Their comprehensive website and call center will set appointments and record data for every showing of your property. This automated service makes it easy for other agents to make appointments to see your home and collect feedback from their clients.

For the client’s convenience, a representative from Legacy is located in every Parks office. This means less work for the client, and faster answers. Allow a Legacy loan officer to prequalify home shoppers and create a loan product to fit every buyer’s individual needs.

Parks Preferred Vendor Program is a free concierge service that provides Parks customers with valuable services and savings for all aspects of the home-ownership experience. All of the vendors in our program have a personal recommendation from a Parks agent.

Prospective buyers always dread the possibility of something going wrong after moving in. That is why many buyers look to purchase new homes. Many of these fears can be put to rest with an optional program where, at a nominal cost, you could not only protect yourself but also reassure home purchasers that specific components and mechanical items will remain serviceable and functional.

What to Expect

Structuring a WIN/WIN transaction requires thoughtful and objective planning and execution. Often the strategy and techniques employed during negotiations with an interested party, when properly culminated, can become the final stage of marketing. I will be consulting with you throughout the process and formulating a strategy to help achieve the desired results.

Not everyone who sees your property will schedule a showing. Not every showing will generate an offer. Not every offer will become a contract, and not every contract will close! Unqualified buyers, bad inspections, and low appraisals are all factors that can prevent a successful closing. Megan will use every effort possible to ensure that your closing DOES happen, and you and your family are able to meet your next housing goal.

Getting Ready

• Clean and organize closets, cabinets, and drawers.
• Donate or store items.
• Convert your home into a “marketable” house. Remove personal items such photos from walls and dressers. Put away toothbrushes, and any hygiene items.
• Remove all pet items.

• Wipe down all counters and baseboards.
• Clean windows.
• Ensure bathroom showers and all fixtures are shining.
• Wipe down trash cans.
• Clean lamp shades, light fixtures, and fans.
• Clean out refrigerator thoroughly.
• Clean oven (inside) and stove top.
• Wipe down all counters and baseboards.
• Clean all carpets.
• Evaluate walls and use magic eraser or paint as needed.

• Evaluate exterior of home and walkways.
• Remove all outside clutter.
• Pressure wash driveways, sidewalks, and patios as necessary.
• Wipe down all patio furniture.
• Cut grass and trim shrubs and trees as needed.
• Weed flower beds and plant flowers as needed.
• Replace mailbox or paint if needed. Make sure numbers are clean and visible.
• Schedule updates or maintenance as needed.
